If you are considering selling your Maryborough, Victoria home, you will no doubt wonder what rising interest rates and inflation mean for your sale. Here are some common questions I am hearing right now. Please get in touch if you need more information.

Can I sell my house now for a good price?

Yes. Homes continue to go on the market, and it is important to remember that if you are buying and selling simultaneously in comparable market conditions, the state of the market is almost irrelevant. It is also important to remember that unless you bought in the last 12 to 18 months, your property could still be significantly more valuable than when you purchased it. And it is important to consider how you have added vale and updates to your property since purchase, including regular maintenance.

Tougher times also weed out the agents who don’t have the negotiation skills to achieve the right price for both seller and buyer. So, as long as you select an experienced real estate agent who has navigated full property cycles, you can still achieve the best price in the market.

Is now a good time to prepare my Maryborough, Victoria home for sale?

Absolutely. Getting your home ready for sale can be surprisingly lengthy, from decluttering and donating to cleaning, repainting and carrying out minor renovations. Even if you aren’t quite ready to sell yet, the earlier you start, the easier it will be for you when the time comes.

Make a list of what work needs to be done and whether you can do it yourself or need to have it done professionally. Then, start going through your belongings and sorting out what you want to keep and what you will get rid of. Once you have decided to sell, you can put your plan into place. Yes, you can arrange to have an appraisal even while you are in the process to assist with your forward plan.

By preparing thoroughly for your home sale, you can expect a smoother, less stressful selling period and, ultimately, a better result.

Should I style my home?

Most people these days start their property searches online, so your home needs to stand out in the online listing, and great professional photos are an important part of your marketing campaign, a major key element of this. The better your property looks in the photographs, the more likely a buyer will make an emotional connection with it and come along for an inspection. Styling your property, either yourself or having a professional do it, can make a huge difference to how it presents itself.

By strategically selecting the items in your home and where they are placed, you can show your home’s personality and see it in the best possible light. Careful curation will make your home feel more spacious and illustrate to the buyers what their life could feel like if they lived there. With styling and professional real estate photography, you can add thousands to the value of your home.

How do buyers inspect a property?

Buyers will initially inspect your property through online listings, websites, social media, and print media. For this reason, we need excellent photography that highlights the home’s best features. A proper floor plan with all measurements included is also useful, statistics show that most who are searching online at the campaign check out the floorplan to see how it will suit. This enables buyers to do a mental walk-through. If we believe it will help a sale, I may also suggest that you also do a walk-through video or virtual tour.  I have a good response from prospective buyers that they represent the property well and fell the flow. After reviewing these online, a buyer will ascertain whether or not they think your property is worth inspecting in person.

If a buyer decides from the online listing that your home may suit them, they could attend an open house or book a private inspection to view it. Here, they usually walk through each room, looking for the attributes that are important to them, and ask any questions they may have about it. After attending an inspection, they may go back to the online listing to review the photos, floor plan, and video in more detail.

Should I sell my home at auction in 2024?

As most sellers understand, an auction can increase interest in your property, which means that your home is likely to achieve a higher sale price. While the market isn’t as ‘hot’ as it was in 2021 and the first half of 2022, we are seeing continued rises in private clearance rates in and around Maryborough; however, it is not a popular location for auctions as yet.

If you are selling a deceased estate, an auction can be the most transparent form of sale as the price achieved for the property is what the market has decided is a fair price on the day, however, also a successful way is to bring the property to market at a fair and reasonable price point, listen to the feedback in the first 3 weeks and utilize a strong media marketing campaign for the property to ensure all buyers know the property is for sale. . All beneficiaries can attend the auction and bid for the property.

If you have reservations about the auction process and want more control over who will buy your home, we recommend you sell by private treaty.

Are people still buying homes in Maryborough and the Goldfields region of Victoria?

Yes. People will always need to put their homes on the market, and interest rates are a reason for the current market. Some are feeling the pinch from the rises lately. Although still historically lower than decades ago, they are influencing the market. Is it a great time to buy? Well, that’s a decision for you, and there is usually a lot of choice on what’s available.

There are many reasons why people need to move homes, buying and selling. These include separation, divorce, and being closer to family or for work reasons. Some might be looking for a sea or tree change, be downsizing to save money or be moving for work or study. So, as you can see, plenty remain reasons why people continue to buy and sell property.

Listings are now increasing after a short-term dip while sellers wait to see how the market will pan out. While more listings mean your property faces more competition, we can help your property stand out from the rest with strategic marketing. You shouldn’t try to keep it a secret that you are selling – tell everyone and use all media possible.

Can I lease my property? How do you find tenants?

Yes. The property management department at Maryborough Ballarat Real estate can assist you with your property management needs. They can list your property for lease and start taking calls and managing viewings much like we described selling a home above. The team have a database of pre-screened tenants, and then also  show your home via open for inspection to prospective renters. I am pleased to refer all property management needs directly as I specialise in sales and it is a very different role with specific rules and procedures.
